With the government-backed First Homes scheme, you can take your first step onto the property ladder, into a new Mulberry Home, and pay at least 30% less than the market value of your new home.

Just because first homes cost less, we don’t compromise on quality.

At Mulberry Homes, we take pride in building homes that are exceptionally built and located in hand-picked locations. Our First Homes are no different. First Homes are built to the same, exceptionally high specification as all Mulberry Homes. The only difference is the First Homes scheme makes our homes more affordable.

Am I eligible?

To be eligible for one of our First Homes, you must meet certain criteria, including the following.

·        You must be 18 years or older, and be a first-time buyer

·        Your household income does not exceed £80,000 a year before tax (£90,000 if the property is in Greater London).

·        After the discount, the home must cost less than £250,000 (£420,000 in Greater London).

·        You’ll need a mortgage for at least 50% of the property purchase price.

If you’re buying with others, the following criteria will apply.

·        You must all be first-time buyers

·        You must apply together, even if you’re not all getting a mortgage

·        Your joint income cannot be more than £80,000 a year before tax (£90,000 if the property is in London)¹

Please note, this scheme is only available on selected developments in line with local planning agreements.

How does the scheme work?

First Homes is a government scheme to help first time buyers take that first step onto the property ladder. Working alongside the local authorities, the eligibility criteria is determined during the planning stages of the development in discussion.

Once you’ve found your desired Mulberry Homes development, speak to us to see if we have any First Homes released for sale. If there are First Home available on your desired development, then we’ll help with your application before sending it to the local council for eligibility checks.

Councils may set local eligibility criteria. For example, some councils may prioritise giving First Homes discounts to:

·        Key workers, as defined by the council

·        People who already live in the area

·        Those on lower incomes

What if I want to sell my home in the future?

The First Homes scheme is designed to help first time buyers and key workers within communities, onto the property ladder. The discount on the home will continue to apply for years to come. This means, each time the house is sold, new buyers and the local community can benefit.
