How to get your property ready to sell in the New Year

New Year is the perfect time to put your property on the market, since buyers’ desire to find new homes are usually renewed over the Christmas period.  Statistics from the National Association of Estate Agents (NAEA) has shown that there is usually a 10% increase of buyers in January, compared with December making it a great time to get your home on the market.

To help you get ahead of the pack, Mulberry Homes teamed up with coveted regional interior designer Zoe Hubbard and together shared their top tips in preparing homes for sale in order to take advantage of the bustling New Year market.

The visuals

It is paramount that potentials buyers are able to visualise themselves in your new home so clear away all clutter. If you are serious about staging your home, all clutter must go. Cleaning is another must. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle.

Strike a balance between clean and lived-in. Bring back a few elements that will really make your home more appealing. Think vases of cut flowers, a bowl of lemons beside the sink …perhaps even dress the dining table.

Rearrange your furniture. In the living room, symmetrical arrangements usually work well. Pull your furniture off the walls and use pairs (of sofas, chairs, lamps) to create an inviting conversation area.

Choose sophisticated neutral colours. Now is not the time to experiment with that fun looking lime green. But that doesn’t mean you need to go all white, either. Rich mid-tone neutrals like mocha and “griege” create a sophisticated backdrop that makes everything look more pulled together.

The senses

While you may be a dog or cat to love, a potential buyer might not be. So freshen up your home before viewing by opening windows and removing any pet items. Bringing certain smells into space can immediately impact your mood. Whatever your particular nose prefers, smells do enhance comfort and happiness, which is where you want your potential buyers to be. Opt for neutral scents and light some scented candles.

Textiles are very important to designers but don’t just consider how they look and whether they match your design, think too about how they feel. These choices can evoke different feelings and can affect the overall impact of a room. You can turn space into a room families will actually spend time in just by making the right fabric choices for sofas and chairs.
